Al Ahly Sabbour announces first retail launch

Al Ahly Sabbour Developments has announced the first launch of retail units, alongside the release of the final residential building at its flagship project “Wadi Zaha,” during its participation in the Oman Real Estate Expo (OREX 2026), held from 10 to 13 May at the Oman Convention and Exhibition Centre.

This milestone reflects the company’s continued regional expansion and reinforces its position as one of Egypt’s leading real estate developers, as well as its strategy of delivering fully integrated, high-value investment projects within the Omani market.

The Retail concept has been developed in collaboration with Knight Frank and is based on a structured retail ecosystem designed to serve residents’ daily needs across the ground floors of residential buildings. The concept is organized into three integrated zones that collectively support different aspects of daily living. The Convenience Hub Zone, the Lifestyle Layer Zone, and the Social Edge Zone. Together, these zones create a fully integrated experience that brings together essential services, dining, cafés, and leisure activities within a connected and walkable community environment.

The Convenience Hub Zone represents the first retail launch of the project, with unit sizes ranging from 51 to 166 sqm. Exclusive exhibition offers include 0% down payment, installment plans of up to five years, and a 5% direct discount during the exhibition period.

The exhibition also features the launch of the final residential building at “Wadi Zaha,” representing the last opportunity for ownership within the development. The building offers a diverse range of units including studios, one-, two-, and three-bedroom apartments, as well as penthouses, with unit sizes ranging from 54 to 210 sqm. 


All units are delivered fully finished and equipped with kitchen appliances and air conditioning systems. 


Buyers are also eligible to apply for Omani residency upon payment of 30% of the unit value, in accordance with applicable regulations in the Sultanate of Oman.

“Wadi Zaha” is one of the leading mixed-use developments being developed in partnership with the Ministry of Housing and Urban Planning in Oman, within Sultan Haitham City. The project enjoys a prime strategic location with direct views of the Central Park, the Wadi, Sultan Haitham Mosque, and the main promenade, reflecting a vision centered on quality of life and integrated urban living.

Al Ahly Sabbour is targeting sales of RO33 million in 2026, representing 20% growth, alongside planned construction investments of OMR 8 million to support project execution.


 “Wadi Zaha” has already achieved sales exceeding its target by 101% in 2025, with 540 units sold out of a total of 950 units. Phase One construction is currently underway, representing approximately 40% of the total project area, with around 300 units under construction. Deliveries are scheduled to begin in the first half of 2028.
