Muscat: Tibiaan Real Estate Company has announced the launch of the Al Nuha district project, a luxury residential complex located in the first phase of the upcoming Sultan Haitham City.

The project, with an investment of RO13.4 million, combines modern design and Omani architecture and aims to provide an integrated residential environment, catering to both individuals and institutions.

The launch ceremony was held on board a yacht in the capital, Muscat, under the patronage of His Highness Dr. Kamil bin Fahd bin Mahmoud al Said and attended by officials from the Ministry of Housing and Urban Planning, investors, and representatives of the private sector.

Jamal bin Nasser Al Hadi, representative for the Ministry of Housing and Urban Planning, stressed the importance of the project as a step to enhance the partnership between the public and private sectors within the framework of Oman Vision 2040. He said:

“The Al Nuha project represents a distinguished model of integration between the speed of implementation and the quality of design and is part of the ministry’s vision to achieve sustainable urban development. Our partnership with Tabyan Real Estate Company reflects our commitment to driving the growth of the real estate sector and expanding the horizons of local and international investment to achieve integrated economic and social value,” he said.

He pointed out that Sultan Haitham City is a strategic project that enhances sustainable development goals and links residential real estate with other development sectors.

Al Nuha district extends over an area exceeding 58,000 sqm and includes 113 residential units and 35 commercial showrooms. The district was designed to combine traditional Omani architecture with modern contemporary styles while providing spacious spaces and innovative details that meet the needs of individuals and families.

The district also features comprehensive facilities including educational, health, commercial, cultural, and religious services, in addition to green spaces and areas dedicated to sports and entertainment. These facilities aim to provide an integrated living environment that meets the aspirations of residents and ensures a high-end living experience.

Younis bin Khasib al Harrasi, CEO of Tibiaan Real Estate, said, "Al Nuha district embodies our commitment to providing real estate projects with international standards that meet the needs of modern society. We have been keen to design the project in a way that focuses on the fine details, while providing spacious spaces for families and corners for natural lighting, in addition to facilities that suit different needs. We believe that this project represents an exceptional opportunity for those wishing to invest or own in an integrated urban environment.”

Al Nuha district offers a variety of housing options to suit different categories, including three types of carefully designed villas, and two buildings that include luxurious duplex apartments, some of which are equipped with private swimming pools. The district also offers two-bedroom apartments with various commercial spaces, reflecting high craftsmanship in design and implementation.

The Al Nuha project is scheduled to be completed by 2028, in line with the deadline for the first phase of Sultan Haitham City, which is expected to be completed in 2030.
