Al Mouj Muscat drives sustainable growth

Al Mouj Muscat was established in 2006 as the Sultanate of Oman’s first Integrated Tourism Complex (ITC), and now that the award-winning lifestyle destination is 75 per cent complete, development milestones have been reached that show how the project has had a significant impact on sustainable socio-economic growth for the nation.


The partnership behind Al Mouj Muscat between Majid Al Futtaim, Omran and Tanmia, designed a masterplan that through its implementation would actively contribute to Oman’s vision of long-term economic diversification.


Total investment in the mixed-use development is $3.5 billion, and Al Mouj Muscat’s portfolio of properties has stimulated growth and attracted considerable foreign direct investment (FDI) with details of its major achievements now clearly illustrated in Al Mouj Muscat’s Impact campaign.


To date, over 2,500 residences have been delivered from chic one-bedroom marina-side apartments to six-bedroom oceanfront luxury villas. With the project now in its final 25 per cent phase, approximately 2,200 homes will be completed taking the total up to 4,770. Still to come also is a unique oceanfront business park at Al Mouj Golf plus expansion of Al Mouj Marina to provide 400 berths with the surrounding area to be enhanced and developed further through the addition of residences, offices, retail, food and beverage outlets and hotels.


Currently Al Mouj is home to 8,000 residents from 85 different nationalities living in four districts and within which are thriving neighbourhoods where people value a sense of connection and belonging inspired by Al Mouj’s guiding principles of Placemaking. Through infrastructure and lifestyle opportunities that transform public spaces, the philosophy is to create communities and places where people have experiences that enrich their sense of well-being everyday so they may live the best life possible.


The wide choice of leisure, cultural and entertainment opportunities available at the lifestyle destination is central to its success.
