Muttrah Waterfront to feature 18.5-hectare mixed-use lifestyle destination

MUSCAT: International real estate developer VA Group is set to transform an 18.5-hectare site in Muttrah into a major mixed-use lifestyle destination, marking a new phase in the redevelopment of one of Muscat’s most historic waterfront districts.
The company has secured long-term land rights for the Muttrah Waterfront Development, becoming the first international developer to deliver a phase of the wider Port Sultan Qaboos Waterfront Masterplan.
The project is being advanced in close partnership with Oman Tourism Development Company, OMRAN Group and is expected to emerge as one of Muscat’s landmark attractions, combining residential, leisure, cultural and retail components within a carefully planned waterfront setting.
Covering an area equivalent to around 23 football fields, the development will feature premium residences, landscaped public spaces, parks, sports and leisure facilities, curated retail outlets and cultural attractions.
A signature waterfront promenade will form a central element of the masterplan, creating a new public realm along the capital’s coastline while strengthening Muttrah’s appeal as a destination for residents, visitors and investors.
In a statement, VA Group said the project had been conceived to complement the district’s historical and cultural identity rather than displace it.
Muttrah, long regarded as the historical and emotional heart of Muscat, served for centuries as Oman’s principal maritime gateway and remains one of the country’s most recognisable urban areas, known for its harbour, traditional souq, forts and established residential communities.
Mohamed bin Saif al Shaqsi, Executive Director for the GCC Region at VA Group Oman, said developing within the Port Sultan Qaboos Waterfront Masterplan carried both a responsibility and a privilege.
“The property here carries not only an address, but also historical weight”, he said, adding that the company would announce the project’s name and further details at a later stage.
The development is expected to support Oman’s tourism and urban regeneration ambitions by creating integrated public spaces and new lifestyle offerings along Muscat’s waterfront.
It also aligns with Oman Vision 2040 priorities, including economic diversification, sustainable urban development, long-term investment attraction and improved quality of life.
VA Group said it would support Oman’s In-Country Value objectives by generating direct and indirect employment opportunities throughout the planning, construction and operational phases.
The developer has already appointed F&M Middle East as engineering and lead design consultant for the first phase of the project. The agreement, signed earlier this year, covers detailed design solutions for VA Group’s first development in Oman.
The company is also working with OMRAN Group on the beachfront component of the Yiti Integrated Tourism Complex, one of the largest planned tourism developments in Oman and the wider region.
