MUSCAT: Al Mouj Muscat has signed a sub-development agreement with Aurelian Development for a new premium residential project within the marina district of the integrated waterfront destination.
The project will feature 176 premium apartments with a total built-up area of around 39,000 square metres, further expanding Al Mouj Muscat’s upscale residential offering.
Designed around contemporary architecture and waterfront living, the development will provide residents with direct access to Al Mouj Muscat’s marina, PGA-standard championship golf course, hospitality and leisure facilities, retail outlets and landscaped public spaces.
The agreement forms part of Al Mouj Muscat’s broader strategy to strengthen its position as a leading lifestyle and investment destination in the Sultanate of Oman, while supporting demand for premium residential communities in Muscat.
For Aurelian Development, the partnership marks a key step in its regional growth plans and reinforces its commitment to the Omani market.
Nicolay Pozdnyakov, Board Member of Aurelian Development, said the project combines integrated living with modern lifestyle expectations.
“Al Mouj Muscat represents one of the region’s most compelling examples of integrated waterfront living. Our collaboration brings together complementary expertise and a shared commitment to quality, enabling us to deliver a residential offering that responds to evolving lifestyle expectations”, he said.
Ahmed al Massan, Acting CEO of Al Mouj Muscat, said partnerships with like-minded developers continue to support the destination’s growth and long-term vision.
“By working with developers who share our long-term vision for excellence and community building, we continue to strengthen the destination’s appeal as a leading lifestyle and investment hub not only in Oman, but across the region”, he said.
The project is expected to contribute to the evolving urban landscape of Al Mouj Muscat while enhancing Oman’s appeal for premium real estate investment and lifestyle-led developments.
Al Mouj Muscat remains one of Oman’s leading mixed-use developments, attracting local and international investors through its integrated residential, commercial and leisure offerings.
