Construction work on Oman’s first privately-developed student housing complex is due to commence shortly, according to a key executive associated with this novel real estate investment. The Myriad Muscat Development — representing a maiden initiative to provide suitable student-housing accommodation to an estimated 3,000 students — is coming up at site in Al Khoudh in the close proximity of Sultan Qaboos University, the Sultanate’s preeminent higher learning institution in Muscat Governorate.

The project is promoted by Strategic Housing Group, the regional partner of Asset Campus Housing (ACH), billed as one of the largest student-housing management organisations in the world with its headquarters in the United States. The local developer is Sandan Development, the company behind Sandan, the first integrated light industries park currently under construction in Maabelah in Muscat Governorate.

“We are currently in the process of getting final approvals from Muscat Municipality for the Myriad Muscat Development and construction should hopefully start in the next few months,” said Said Nasser al Rashdi (pictured), CEO — Sandan Development.

Speaking at the 2017 Dossier Construction Infrastructure Awards & Summit, which was organised by UMS Events yesterday, Al Rashdi said the landmark student housing complex will come up in Al Khoudh, thereby providing competitively priced accommodation not only to students of Sultan Qaboos University, but also colleges operating within the nearby Knowledge Oasis Muscat (KOM).

The Myriad Muscat Development, the CEO said, provides a solution to a longstanding problem faced by primarily by male students of SQU unable to secure reasonably priced lodgings within easy distance of the university.

Myriad Muscat is a three-tower project that can accommodate up to 3,000 students, and will include a shopping mall and other retail and leisure elements on the ground floor. It is being developed in line with Sandan’s philosophy to execute only one-of-a-kind ventures, as with the Sandan park in Maabelah, which is unique to the Sultanate, he said.

According to Sandan, the Myriad Muscat Development will offer around 1,550 bedrooms designed for single or multi-occupancy.

Besides retail stores all around the complex, the development will also come with a fitness centre, food court, theatre and recreational outlets.

“The Myriad is a dedicated student-housing accommodation property manager. It is a member of Strategic Housing Group, a company that prides itself for sourcing, investing, developing and managing commercially and socially rewarding student and staff housing complexes in the Middle East, Africa and Asia. In partnership with Asset Campus International, a leading student-housing management organisation in the USA, The Myriad ensures a consistent, comfortable and secure lifestyle to the students and community,” the local developer said on its website. Asset Campus International (ACI) is the international arm of Asset Campus Housing (ACH), which has over 115,000 student beds under management. The complex is expected to come into operation in 2019.
